*Most Realtors don’t show FSBOs (“For Sale By Owner”): In 2013, 83% of buyers used a real estate agent, up steadily from 69% in 2001.* FSBOs have extremely limited exposure to qualified buyers. Realtors have no incentive to show a property unless their commission is legally protected. The only way to legally protect a commission to the Buyer’s Broker is by signing a Listing Agreement.
*Only 9% of sales in 2013 were FSBOs & half of those were people the seller knew personally: Unless a FSBO knows their buyer, attempting to sell a home as a FSBO offers only a small percentage of the buyer pool. FSBO sales declined to less that 10% of the transactions in 2013, down from around one in seven in 2004.*

*FSBOs put their property & family in physical danger: Home sellers should be careful when allowing complete strangers into their homes unsupervised.
*Homes that are not listed on the internet are not positioned well against their competition: In 2010, 93% of sellers listed their homes on the MLS & 89% of buyers used the internet in their home search process.* Homes listed on the MLS go onto thousands of websites. Homes not listed on the MLS have extremely limited internet exposure.
*Can a FSBO be as objective as a potential buyer will be?: Sellers gain an advantage when hiring a Realtor to objectively help stage & present a home in the most favorable light. This task gives sellers an edge over FSBOs who do not have this assistance.
*Homes with high taxes or poor staging have difficulty finding a buyer: Some FSBOs aren’t able to sell because either the tax assessment is too high or the home is poorly staged. GLR agents are well-trained experts at helping with these 2 issues.

Option #1: Our “Full Service” Program: 4.95%
This option includes all the services that are traditionally included in a full-service listing:
*Correct pricing (Highest Price Analysis).
*Professional photographic services.
*Broker and Public Open Houses.
*Set up showings, provide a lockbox, & email feedback.
*Negotiating.
*Handling the sale from Accepted Offer through Closing.
*Providing marketing materials: signs, flyers, open house signs, etc.
*Internet advertising.
*Staging analysis & advice.
Option #2: Our “FSBO” Program: 3.50%
This option is designed to help our FSBO sellers increase their exposure & save money in commissions. We do not offer full service with this program. Sellers get exposure on the MLS & on the internet. We offer 2% to the Buyer’s Broker & 1.5% to GLR as Listing Broker. If the Seller sells without a Buyer’s Broker we charge only 1.5%.
Rental Options: 8.3% of the lease OR 1 month’s rent OR 75% of 1 month’s rent with a 25% listing fee.
