Always bring a partner if:
A) There is poor cell service at the property,
B) The property is vacant,
C) You may be overlooking something obvious about your prospect,
D) You have an uncomfortable feeling.
Always follow your gut instinct!
Always follow your prospect, let them lead.
Avoid attics, basements, & getting trapped in small rooms like bathrooms.
Do not use alluring or provocative photos.
Do not share personal information about you & your family.
Avoid the head tile in your professional photo.
Don’t host POH or BOH alone. Take a partner or a loan officer.
Ask for ID from everybody.
Take a photo of their ID & print it out for the file.
Post a sign on the exterior door that you’ll be checking ID’s.
Post a 2nd sign at the kitchen table that this is where you’re checking their ID.
In addition to getting a copy of their ID, take their phone number also.
Have them sign the Agency Dislosure Form at that time.
If you are in danger, call the office or MFL on his cell phone or 911 & say “This is Dave. I’m at [address]. Can you please email me the DISCLOSURE FILE?” That means you need help.
Office Safety Action Plan:
First time meeting with clients: All agents should meet with prospects in the office instead of at the property or at home.
All agents should get a copy of the prospects driver’s license or State ID. Put it into the deal file. This is now a required document.
Learn our “distress code” in case you feel threatened.
Use a buddy system with other agents in case you feel uncomfortable.
Let others know where you are at all times.
Let MFL know your car make, model & license number.
