Helmsley-Spear, Inc: Participated in a number of office & retail leases as broker. Opened new office for Helmsley-Spear in Newburgh, NY to manage the construction & leasing of Key Bank’s Headquarters (55,000 SF) & two spec. office buildings (70,000 SF and 30,000 SF).
Lehrer-McGovern-Bovis: Worked as Assistant Project Manager at Capital Cities/ABC Headquarters, Manhattan (450,000 SF, 22 stories, $75M). Responsibilities started with steel & ended with Certificate of Occupancy. Worked as Assistant Field Supervisor at Doral Park Avenue Hotel, Manhattan. Renovation included lobby, restaurant, bar, kitchen, & office space in basement. Worked as estimator.
Mammoth Lodge: Formed partnership to buy 30 room hotel at Mammoth Lakes ski area, California. Managed hotel & five employees for the winter. Managed the negotiations & approval process to demolish the hotel & build a 15,000 SF retail strip center. Leased the center & then sold it to an investor.
MFL Development, Inc.: Formed a construction company to buy land in Boulder, Colorado, obtain construction financing, build homes, & sell them. Held real estate license at a local residential firm. After a few years, switched license to a commercial firm & acted as broker for investment properties: small apartment & retail buildings.
Grand Lux Realty: Formed corporation to buy & renovate homes in Westchester County. Currently hold Broker’s license with 70 licensed salespeople. Property management & construction management.
Shopping Center Business: Owner, partner, & manager of investment real estate in California & Arizona. Working to analyze new investment opportunities utilizing discounted cash flow & IRR analysis & Microsoft Excel reporting features to suggest new purchases to our partners. Coordinating & structuring first mortgage (acquisition & refinance) agreements on behalf of partnership. Responsibilities include negotiating business & legal points with lenders, investors, tenants, & lawyers; growing the net worth of the partnership through a series of shopping center purchases and tax-deffered exchanges, evaluation of tenants, selected upgrading & renovation for tenants & exterior, sale of shopping centers, & via a tax-deferred exchange buying additional shopping centers.
